Do landlords need Electrical Certificate?
Landlords need electrical safety certificates to ensure their tenants’ safety and demonstrate they have taken reasonable steps to prevent electrical hazards. Engineers recommend getting an inspection every three to five years, depending on the previous inspection and the age of the installation.
During the inspection, a qualified electrician inspects the property’s electrical wiring and checks whether the installation meets current standards. After completing the inspection, they provide a certificate detailing any issues found.
Items Covered In Your Electrical Certificate
We test several main electrical accessories in a domestic property, including the fuse box or consumer unit, sockets, lighting, earthing, and bonding. If you need us to inspect anything beyond these, please let us know before we conduct the certification so we can include it in the testing.
An Electrical Installation Condition Report (EICR) differs from an electrical installation certificate. The engineer who installs the wiring or fuse box must provide the installation certificate through their governing body to confirm compliance with BS7671. We can only issue an electrical installation certificate for installations we have been contracted to carry out.
However, we test a sample of circuits (10%) to provide the necessary readings which is the standard. If a full test of every point is needed please let us know and we can arrange the full test to be completed.
